More than 100 homes are set to be built just north of Leatherhead town centre, under a new plan - marking the second large housing development in the area.
The 117 home development could be built on a brownfield site off Cleeve Road after developers submitted their application for outline planning permission.
The application to build the homes within Leatherhead Business Park would see more development in an area that recently had planning permission granted for 78 homes and a 62-bed care home.
Developers Allois Properties submitted their application on September 13. The firm believes the site is suitable for development and bosses hope their design will receive a positive response.
Paul Taylor, spokesman for Allois Properties, said: "We inspected the site and have assessed it in order to ensure that it is suitable for this type of development.
"There is a need for more housing in Leatherhead, Surrey and the South East in general and this development will provide a lot of smaller one, two and three bedroom homes as well as some affordable housing that is badly needed in the area.
"All the commercial buildings that are currently on the site will be maintained and kept as commercial buildings for the future. We held our two consultation meetings with members of the public in June and the feedback we got from those were neutral or positive. We felt that the people who came were very engaged with the process and understood the need for this type of development in Leatherhead. We are not building on the greenbelt and this is a brownfield site which we feel is well suited to become a housing development."
The development will feature 85 private market homes, consisting of two and three bed homes and one and two bed apartments, as well as 32 affordable homes.
Reaction to the site from Leatherhead residents has so far been cautiously optimistic but some have pointed out that the finer details are in need of careful attention.
Leatherhead resident John Moyer said: "This is a brownfield site so development is more welcome on it - than on green belt land or allotments elsewhere in Leatherhead. With a new target of almost 400 homes a year across Mole Valley this provides much needed smaller housing including some in the affordable category. They are hopefully including some open space. But all the details need to be worked through with the council on parking, refuse collection, is the height and mix of housing right. No one likes additional traffic but it is within walking distance of the station, schools, local workplaces and retail.
"It is close and uses same road as Beechcroft's recently approved plans for around 80 homes and a care home on fields reserved for housing so this part of Leatherhead is making a significant contribution to housing needs."
The amount of new housing both already agreed on and currently going through the planning process for the Cleeve Road aree of Leatherhead has led to some investment in infrastructure. Five weeks of roadworks began on the pedestrian crossing at the junction of Cleeve road and Randall's Road on September 13 and will help to provide a needed upgrade to pedestrian facilities.
Tim Hall, Leatherhead county councillor, said: "With all the developments taking place, or under consideration in the Cleeve Road area, there could be about 300 new homes and a new care home coming to the area. With all that investment being made, and all those extra people it is inevitable that infrastructure will need to be improved.
"This is a serious project that is needed to update the pedestrian crossing. With all of the wiring, electrical work, testing and sequencing that is needed to complete the work it explains why the work will take five weeks to complete."
Publicity on the new application continues until October 13 with the developers hoping that, subject to full planning permission and financing, work on the site can begin before the end of next year.
